CRITICAL ANALYSIS OF PATTERN OF LAND USE IN OSUN STATE
ABSTRACT
The provision of pattern of land use have been stimulated by the growth of cities by the need for relieve resulting form the pressure of modern living, so also people of age, irrespective of their economic and social state need development. Thus there is need to reserve the pattern of land use it is in the light of this that this project serves to examine the various uses to which land is being put. A critical analysis of pattern of land use in Osogbo metropolis adopted as a case study. The project is arranged in the following ways objective, methodology, social, limitation and justification of the study chapter two deals with literature review, urban infrastructural, types of urban infrastructure property value and various factors affecting property value. A critical analysis of pattern of land use in the study area, Historical background, Geographical location, types of property in study area. Physical characteristics are also discussed.

CHAPTER ONE
1.1 HISTORICAL BACKGROUND OF THE STUDY AREA
INTRODUCTION
In recent years, much attention has been directed to the different use to which land is being put by social scientists most especially urban planners who said. Out environment today is the result of an economics sociological, aesthetic and political, it is essences and since land is a scares resource, it is essential therefore that land is used effectively and efficiently.
Land pattern refers to the various forms and arrangement to which land is subjected to critical study of the various town and cities show a similar pattern of land use.
The following categories of land use in urban area residential of land use, industrial land use commercials education, administrative, recreational and social land use including waste land such as rocky areas.
It must be noted moreover that most of out cities and urban centers shows a land use. The question of how uniform the ecological pattern of these cities led to the carrying out of several researches and studies to those concerning the uniformity in the ecological to formulate pattern.
This made the ecologists to formulate pattern of the cities in essence, this project intend to study the critical analysis of land use pattern in Osogbo metropolis with a view to find out the relationship that exist between land use pattern with some suggested solution and recommendation.
Osun became state in August 27th 1991 in the sixth year anniversary broadcasting of President Ibrahim Babaginda. The state was one of the Nigeria new states created in 1991 others are Abia state, Kebbi state, Kogi state, Delta state, Jigawa state, Enugu state, Yobe state and Taraba state. Before this time, the state was part of old western Region and later became part of the Old Oyo state before it finally became a state today. Most of the towns and villages in Osun State of today are as the country itself
The state capital is Osogbo with a total number of thirty local government councils. Among the major towns in Osun state are Osogbo, Ilesah, Ile-Ife, Ede, Ilaorangun and Egigbo among others. The state has a total land of 86002 square kilometers and share boundary with Kwara in the North. Oyo in the west, Ogun and Ondo in the South and Ekiti in the East.
The national figure of 1991 put the state population as 1,144,907 Male and 1,193,663 Female. With the population density of 233 and in 2006, the total population is 3,423,535 with the population density of 379 and the current population density is 4,000,000.
Before the inception as the state capital does not harbor much number of people but since the inception as the state capital the number of people increased and many environment, economics and development changes occurred hence, the introduction of banks and industries spring up which lead to the growth and expansion of the state, the rental value increases to a great change to the physical and economic activities in Osun State. The state was blessed with abundant deposited of natural resources such as Gold, Clay, Limestone and Granite.
However, Osogbo being the State capital came into being the state expansion of tropical climate while the local natural vegetation is the lowland rainforest types.
Owa Laorooye (Laro) and Oguntimehin (Timehin) both co-founders came from Ipole, the original homestead of the earliest settlers, around 1650 and 1700.
Timehin was a great hunter. He had made several expeditions to the Osun forest during which he discovered Osun River whose water never dried throughout the year. The presence of Osun River and other physical features of the area impressed Timehin. Back at Ipole (located some 12 kilometers from Osun River and which had been experiencing acute water shortage), he informed Owa Laorroye of his adventure, discovery and conviction that if they shifted their abode to the area, the problem of water shortage would be solved. After due consideration, Laro, Timehin and their people left Ipole to settle along Osun River.
Legend has it that when a tree fell into the historic River, a voice complained and pleaded. Spirit of the forest you have broken all my dyeing pois move power from here so that you may prosper. Aro and Timehin were said to have replied in fear Osogobo ode o, which translate into the spirit of the forest sorry. The two men believed the voice to be that of the Osun goddess. From that day, the settlers called their abode Osogbo which was perfected to OSOGBO. The spot where Osun River is worshipped today was where Osogbo people first settled. Following the Osun goddess complaint and Advice, the first settlers Oba Larooye and Timehin and their people moved upwards as directed to where the first historic palace in Osogbo is now situated.
1.2 METHODOLOGY OF THE STUDY
The data use in this research work were collected from main sources are from personal survey through interview while the secondary source is from post related project.
1.3 AIM OF THE STUDY
This study aim at analyzing and examining the land use pattern of Osun State and its associated problem (A case study of Osogbo, Osun State).
1.4OBJECTIVES OF THE STUDY
In order to achieved this general aim the following objectives have to put into consideration:
I. It must be noted moreover that most of out cities and urban centres show a land use.
II. The project intends to study the critical analysis of land use pattern in Osogbo metropolis.
III. To examine out environment today is the result of an economic sociological.
1.4 STATEMENT OF THE PROBLEMS
It had been observed and ascertained the there are risks which converse the need to invest in land and these risk can not be overlook in order not run into study the cause of problems enounces and provide solutions.
1.5 JUSTIFICATION OF THE STUDY
Land use pattern in any settlement or city can not be over emphasized the non effective utilization of land resources in its highest and best use in some settlement account for lower value being placed on then. In addition politicization, peoples ignorance and light poverty level contributed to improver land use pattern consequent upon the above settlement the researches us motivated to critically examine the land use pattern in Osun State with special focus on Osogbo for its proper analysis.
1.6 SCOPE OF THE STUDY
The scope of this work shall cover land use pattern of Osun State and is limited to the problems associated with critical analysis of land use pattern in Osun State. Although effort would be made to discuss under types of real estate investment in Osun State.
1.7 RESEARCH METHODOLOGY
The various methods that would be use in gathering the necessary data needed for the study would be maintained. The various methods that shall be used as follows:

III. Data presentation
1.8 LIMITATION OF THE STUDY
These are the assumed limitation of this study inadequate records keeping system in the organization or establishment in order to supply the data needed at the appropriate time.
I. Financial aspect involved in carrying out the work.
II. Limited time between preparation for the second semester examination and the time of carrying out the study.
1.9 PLAN OF THE STUDY
This research work shall contain the following chapter with each having the appropriate head line to be illustrated further.
Chapter one which will consist of introduction, methodology of the study, aim and objectives of the study and layout of the study.
Chapter two consist of introduction where is necessary, literature review and new ideas and opinion should be added to the existing body of knowledge, concentric circle model, transition, zone low income housing etc.
Chapter three contains the mean of achieve ring the goal of the study, the produce and analysis of data collection, it will also identify data presentation methods needed for the study.
Chapter four will be the act of convey method of data presentation and analysis discussion three and display it.
Chapter five, this chapter will be loaded with summary of findings, recommendation, limitation of the study and conclusion followed and concluded by references.
